To keep it fair, we reduce the value of each Noma investment as its contract years pass, because it does not last forever. The flat grows 3% in value every year. "What is yours" for the flat is what you would keep after selling, repaying the bank, fees and taxes, plus the rent collected.
The plan
Three steps, in this order
A mortgage is not the problem. Starting with one is, when all your capital ends up in a flat and the payment comes out of your salary for 30 years.
Invest and earn
You invest €56,000 once. From year one you earn about €750 a month, with no tenants or paperwork.
Reinvest
Each time you build up €56,000, put it to work in another similar asset. In 15 years, about €4,470 a month.
Now, use debt
With that income, buy property with a mortgage. Your investments pay the instalments, not your salary.

Stress test
And if it goes worse than planned?
We ran the numbers with nightly rates 10% lower and 65% occupancy instead of the expected 72%. Even then, you would earn about €560 a month, seven times more than with the flat, and get your money back in 8 years. Noma covers all its costs at just 16% occupancy.
